I honestly enjoy running the numbers on my iPad. But this app integrates a thorough analysis with the ability to add multiple photos, run a scenario out over ten years by dragging a simple slider, and adjust assumptions on the fly. This program is tremendous and the developer is working daily to improve it. Plugging in a few properties will be an excellent tutorial for learning the definitions and logic of investments. This program would also be excellent for residential agents looking to understand investment analysis. It is pretty, simple for a lender or investor to follow and allows for numerous pictures. The PDF printing and emailing beats any other investment program I have ever seen.

In the pro version, my data input time is minimal for properties with over 100 units and multiple expense items. The pro version is much better than the free version, but that is to be expected. The numbers flow properly and logically to valid IRR and cap rate results. I have spent several thousand on one analysis program and it doesn't do anything that you can't do with this AP.
